Mission

MediaOne Broadband Services created a new northeast business region following a major corporate acquisition. To manage the portfolio a new facility management organization had to be created. 

Actions

Hired by MediaOne to develop an operating strategy, and to manage operations, the scope of this assignment included managing a 7×24 call center, a mobile maintenance workforce, purchasing services, vendor management, lease administration and an accounts payable function. 

The 200-property regional portfolio was inventoried and benchmarked. A preventive maintenance program, capital improvement strategy and code compliance project were initiated during the first year of the assignment. 150 leases were abstracted and unfavorable billing anomalies were identified for resolution with landlord/owners. To support the expansion of the broadband infrastructure one site per month was acquired, by lease or purchase. 

A vendor consolidation program was instituted as a major cost saving effort. This program reduced the number of vendors from 900 to 200, increased buying power, and reduced costs by 15%. The planning and search for a new call center location began during the same period. 

Achievements

The facility management group was functioning in the mandated 30 day period prior to “going live” with full maintenance operations in 45 days. A cost reduction program was instituted during the first year while the portfolio was increasing by 60%.
